The Process

STEP 1 - PROPERTY ASSESSMENT & PLANNING

  • Our experienced team will conduct a thorough property assessment to identify necessary fixtures and finishes to upgrade. Our aim is to maximize your return on investment when your property sells. We achieve this by investing in upgrades and aesthetic renovations that captivate buyers, generate interest & result in robust offers.

  • Our stylists will evaluate the existing furniture and decor in your property, determining what should stay for the staging process and what should be removed. They'll also capture photos and videos of the space, aiding our team in strategizing the interior and exterior staging.

STEP 2 - PACK & MOVE PERSONAL ITEMS

  • Collaborating with third-party movers, our team can aid in the removal and storage of all personal items that are not required during the preparation and sales phases.

  • Our team offers the management of all third-party services, including movers and tradespeople for upgrades and renovations. We suggest moving out of the property during this stage allowing you to concentrate on life’s priorities.

STEP 3 - REPAIRS & AESTHETIC RENOVATIONS

  • Throughout the assessment process, our team will compile a document detailing all recommended aesthetic renovations and repairs aimed at boosting property value and attracting potential buyers. These recommendations may encompass tasks such as painting, refinishing floors, and upgrading the kitchen and bathroom finishes.

  • We offer the management all third-party services to carry out the aesthetic renovations and upgrades required to prepare your property for staging. Our team takes charge of all communication with trades, ensuring that renovations align with our standards & relieving our clients of the need to be directly involved in the process.

STEP 4 - INSTALLATION & CLEANING

  • Our team can handle the entire process of selecting and installing contemporary fixtures and finishes. Modern fixtures play a crucial role in the evaluation of properties by potential buyers, not only enhancing visual appeal but also creating move-in-ready homes that meet their expectations.

  • We can also oversee comprehensive professional cleaning for your property, collaborating with our trusted third-party provider to guarantee it's immaculate and prepared for staging installation day.

STEP 5 - PROPERTY STAGING & STYLING

  • After completing all upgrades, aesthetic renovations, and cleaning, the property is ready for the staging installation day. On the agreed-upon date, our team will coordinate the delivery of all furnishings and decor to your property, marking the final stage of the Property Concierge Transformation.

  • Our skilled stylists will creatively install & style furniture and decor to turn your property into a dreamscape for potential homebuyers.

We offer to take charge of the complete preparation process, ensuring your listing is upgraded, meticulously cleaned, and beautifully staged, making it ready for your real estate agent to showcase to potential buyers.

  • The Property Concierge Service includes:

    The Property Concierge service starts at $2,995+ HST for property upgrades, aesthetic renovations, & cleaning (pricing starting for a 1-2 bedroom condo)

    Pricing varies depending on property size. Please request a call, or message our team on Whatsapp for a custom quote for your property.

    Pricing reflects the management of work that falls under the following categories: paintings lighting hardware changes, yard work and professional cleaning.

    Any additional management of trades ie plumbing will be billed at an additional 20% of the overall trade quote.

    Projects that fall outside of the above categories will be priced on an individual basis.

    Trades recommended by The Property Stylist are third party contractors to be hired and paid directly by the clients. The Property Stylist does not hold legal responsibility for their workmanship.

  • Staging and Styling:

    Our Staging and Styling service pricing varies based on the number of principle rooms in the property

    Principle rooms are defined as:

    • dining room(s)

    • living room(s)

    • bedroom(s)

    • basement living room

    • outdoor living spaces

    The minimum fee for this comprehensive service starts at $3,495 + HST (Studio Condo)

    Although we only charge based on Principle rooms, we still style the entire property, encompassing common areas, kitchen, bathrooms, laundry, and foyer.
